Termrim transformed a derelict brownfield site in South Kirkby, Wakefield into a development of 20 affordable homes for rent and shared ownership, comprising six three-bedroom houses, eight two-bedroom houses and six two-bedroom bungalows. Procured through the Efficiency North Framework under a JCT Design and Build contract, the scheme was secured via open tender.
Working with Self Architects as novated architect, the development delivered high-quality affordable housing designed to meet Wakefield District Housing requirements.
The project regenerated a previously vacant brownfield site, creating a mix of affordable rent and shared ownership homes tailored to local housing demand, including accessible bungalow accommodation. Approximately 80% of the workforce lived within a 10-mile radius of the site, supporting local employment and economic regeneration through the use of local labour and suppliers.
Additional social value was delivered through apprenticeship and training opportunities in partnership with Efficiency North. The project also achieved Considerate Constructors Scheme compliance and included community engagement initiatives such as a local street naming event.
