Termrim delivered 28 two- and three-bedroom houses and bungalows for affordable rent on a challenging brownfield site in Sowerby Bridge. Initially stalled due to significant technical difficulties, the scheme was re-designed and value engineered in collaboration with Together Housing Group and the design team to resolve technical issues and ensure viability.

The homes were designed and constructed to Homes England Design and Quality Standards, NHBC Standards, Secured by Design requirements and Together Housing Design Standards. The development incorporated traditional cavity wall masonry construction built to Robust Details accreditation, energy-efficient specifications and electric vehicle charging points to each property.

A significant excavation package was undertaken to plateau the site, alongside construction of a 140m-long gabion retaining wall exceeding 3m in height. Extensive drainage investigations and negotiations with Yorkshire Water enabled the team to develop a coordinated drainage strategy, removing risk and reducing cost uncertainty.

The development also included remediation works to remove contaminated material and install validated clean cover systems, alongside biodiversity enhancements including planted areas and bird nesting boxes. Social value outcomes included 5,220 apprentice hours, 84% local spend and 97.93% waste diverted from landfill.
