When Projects Stall


Contractor insolvency, performance failure and programme distress can leave developments stalled, partially complete and exposed to further risk. Termrim has the experience and capability to take over these projects, stabilise them and bring them through to a safe and compliant completion.

At takeover, projects are often left with incomplete works, unresolved design coordination and gaps in compliance. Statutory approvals, warranties and certification may be incomplete, and previously delivered elements can require review or remediation before works can progress. The priority is to establish a clear understanding of the current position and define a practical route forward.

Our Expertise


Our recovery experience covers the full range of issues typically encountered when a project becomes distressed — from stalled programmes and design coordination to defective works, lapsed approvals and warranty gaps.

  • Re-establishing control of stalled programmes through technical and programme review, prioritisation of critical infrastructure, and structured re-sequencing of works to restore delivery momentum.

  • Resolving design coordination issues and undertaking redesign where required — including clashes between services, drainage, highways and structural elements — to enable compliant progression of works.

  • Identifying and remediating defective or non-compliant works, including superstructure elements, drainage, fire stopping and gas membranes, to meet required statutory and warranty standards.

  • Regularising S38, S104 and other statutory approvals, securing replacement warranty arrangements, and managing certification through to completion where original arrangements are no longer in place.

  • Delivering recovery works in tight residential settings, adjacent to occupied homes, on phased developments, and on sites requiring careful coordination of access, logistics and stakeholder engagement.
