Outwood Lane, Horsforth

This 41-unit contract was won in open tender to build 13 four-bedroom three-storey homes and 28 two-bedroom apartments across this mixed tenure scheme. The houses were provided for open market sale and the apartments for rent by Yorkshire Housing.

The development, partially grant-funded by Homes England, was designed and built to meet Homes England Design and Quality Standards, NHBC, and Secured by Design standards, as well as Yorkshire Housing Design Standards.

Located on a brownfield site within a Conservation Area, the project required careful planning to mitigate disruptions, including off-peak deliveries and significant water drainage improvements through Section 104 agreements with Yorkshire Water. Collaboration with conservation groups ensured material choices, roof detailing, and elevation designs met local requirements. The design was adapted mid-build to optimise space, while an accelerated program delivered a show home and 28 apartments ahead of schedule, boosting early sales.
