Termrim’s long-standing partnership with Yorkshire Housing delivered 23 shared ownership homes on a previously vacant brownfield site. The site was identified by Termrim and introduced to Yorkshire Housing through a land-led partnership approach. Termrim managed the planning and land phases, securing approval and de-risking the site prior to construction.
The development comprises a mix of two- and three-bedroom homes designed to meet Homes England Design and Quality Standards, NHBC Standards and Yorkshire Housing requirements, incorporating energy-efficient design, robust construction methods and enhanced acoustic measures due to the proximity of the main road.
Following planning approval, Termrim secured the Design and Build contract and delivered the scheme through to completion in February 2020, achieving programme and budget objectives.
During the design stage, alternative house types were proposed to increase the scheme density from 21 to 23 units, improving overall viability. Collaboration with the client and sales team enabled early marketing, with the majority of homes sold prior to completion.
Additional value was delivered through material reuse, including recycling excavated sandstone for sub-base construction, reducing waste and cost. Environmental enhancements included protection of existing woodland, creation of public open space, and installation of bird, bat and hedgehog habitats.
