Mill Meadows, Filey

This project delivered 113 new two-, three-, four- and five-bedroom houses and bungalows at Mill Meadows in Filey for Beyond Housing. The development forms Phase 2 of a wider 300-home scheme, completing the final stage of a £45m residential neighbourhood.

The project introduced eight distinct house types, creating a varied and family-focused development designed to complement the character of the surrounding area. As the final phase of an already established community, the works were delivered within a live residential environment, requiring careful phasing, logistics management and regular communication with existing residents to minimise disruption throughout the build.

A key element of the scheme was the creation of an 8.35-acre public open space, protecting existing hedgerows and habitats while introducing extensive new landscaping. The works included new tree and hedge planting, footpaths, swales and ponds to regulate surface water and support biodiversity across the development.

In addition, the project delivered new play areas and a Multi-Use Games Area (MUGA), providing valuable recreational space for residents and the wider community.
