Termrim Construction delivered 109 mixed-tenure homes at Carleton Road in Skipton, now known as Yorkshire Housing’s Ellerwood development. The scheme provides a mix of one- to five-bedroom properties for market sale, shared ownership and affordable rent. Homes for private sale were marketed by Space Homes.

Designed in line with Passive Homes principles, the development incorporates high levels of thermal insulation to floors, walls and roofs, thermally efficient windows and door sets, and enhanced airtightness through improved construction detailing. These measures support reduced energy consumption, lower carbon emissions and improved comfort for residents.

The scheme required significant enabling and infrastructure works to prepare the site for development. This included the construction of a new adoptable bridge over Eller Beck, creating the main access into the development, alongside the diversion of an existing pressurised foul sewer rising main crossing the site.

Construction was further complicated by challenging ground conditions, including running sand and a high water table. To address this, all properties were supported on precast concrete piles up to 11 metres deep, with vibration monitoring implemented to safeguard nearby residential properties.

The project completed in 2023, with phased handovers enabling early occupation and supporting the timely release of homes to residents and purchasers.
